Your Step-by-Step Path
You got an offer. Here’s what happens next.
These stages often overlap or run in parallel — this is a path, not a rigid sequence. Take these steps in whatever order your sale requires.
When you receive an offer
Review every term and contingency, compare the offer against your priorities, and respond in writing — an acceptance, a counteroffer, or a rejection. Be clear about details like which personal items stay with the property.
After accepting an offer
Your attorney drafts the contract to sign, earnest money gets deposited and receipted, and you deliver the disclosures your state requires. Then stay available for the appraisal and inspection, and put any repair agreements in writing.
Prepare for the closing process
Check that the buyer's mortgage approval is on track. Confirm with your closing attorney or title company that documents are ready, make sure the title is clear of liens, and get the closing date on everyone's calendar.
Reminders for your buyer
Some deadlines that can delay your closing belong to your buyer. Share this list early: homeowner's insurance with proof before closing, utility transfers for the closing date, final loan approval, and the walk-through 24 to 48 hours before closing.
Final preparations
Finish every agreed-upon repair and keep the receipts. Clean the home thoroughly and make sure everything you agreed to leave is still there. Gather all the keys, garage door openers, manuals, and warranties for the handover.
On closing day
You'll usually close at your attorney's office, so arrive on time with a government-issued ID. Review every document before you sign — your attorney will walk you through them. Hand over the keys, and collect your proceeds.
After closing You did it!
Keep copies of every closing document for your records and taxes. Cancel your homeowner's insurance effective the day after closing, verify the utilities are out of your name, and notify your lender the property has sold. Then celebrate — you sold your home yourself.
